Class Description:  
With the cost of an average Resident turnover as high as $3,000, the concept of Resident service must be more than "lip service".  Join Rick as he explains the factors that make apartment Residents want to STAY LONGER.  Rather than community newsletters, Resident parties, Resident appreciation day, and other money wasters, REALLY REVOLUTIONARY LEASE RENEWAL STRATEGIES focuses on the four fundamental items that our Residents really want!  This class will challenge the traditional lease renewal efforts and procedures of the apartment industry and introduce a number of new renewal strategies that focus on flexibility and solid economics. The foundation of the seminar is simple: whatever renewal strategy can most enhance the value of the property is the RIGHT strategy. 

In this class you will learn:

  • The economics and financial justification for a solid Resident retention program.
  • How to use the entire term of a Resident's lease to cultivate the lease renewal.
  • Concrete lease renewal strategies, including two specific lease renewal programs. These strategies are effective even with aggressive rental increases!

About the Instructor:
Rick Ellis, CAM, CPM, President, ELLIS Consulting Group

Rick Ellis has been part of the multifamily industry for over 39 years.  Starting as an onsite assistant manager and leasing professional, Rick directed a fast growing apartment portfolio beginning with two properties in the Dallas area to over 5000 units in three states.  In 1985, he founded ELLIS Consulting Group in Irving, Texas, providing market consulting, training, and contract leasing to the multi-family industry.  Rick also excels in property management through his management company, ELLIS HomeSource, specializing in “off-site” management, handling a sizable portfolio of single-family homes, duplexes, and condominiums throughout the Dallas/Fort Worth Metroplex. ELLIS HomeSource was the first single-family management company in the nation to earn the Institute of Real Estate Management’s prestigious AMO – Accredited Management Organization - designation.  Rick is a graduate of Abilene Christian University receiving a BA in 1977 and a MA in Theology in 1979.

All cancellations must be submitted in writing to the AAGD Education Department at least 24 hours prior to class. Written confirmation from the Education Department will be sent via e-mail.  Substitutions are allowed, but ALL NO SHOWS WILL BE BILLED WITHOUT EXCEPTION.
