IRO- Independent Rental Owner Open Meeting
Open to all Members
Topic: When Does It Make Sense to Hire a General Contractor?
At this month’s Independent Rental Owners meeting, we’ll hear from Garrett Reed, Partner at Element Enterprises and IRO Committee Member. With extensive experience as a general contractor (GC) in multifamily and commercial projects, Garrett will lead a candid discussion about the role of a GC in investment property operations.
Owners often face the decision of whether to hire trades directly, engage a GC to coordinate the work, or lean on property management companies for construction oversight. Garrett will share insights into:
- Which trades make sense to run through a GC — and which don’t
- Profit margins and cost structures — what you’re really paying for when hiring a GC
- Levels of engagement — from hiring subs directly, to full GC oversight, to construction managed by property management companies
- Lessons learned from years of trial and error in vetting trades and managing projects
- Risk management — how liability and insurance coverage shift depending on who you hire
- Scheduling and coordination — the hidden costs of delays, and how GCs can save more in avoided downtime than they cost in fees
- Scalability — how your approach to construction may need to change as you grow from one property to a portfolio
This will not be a sales pitch, but rather an open conversation designed to help independent rental owners make informed decisions about how best to structure and manage construction projects.
Join us for lunch and take advantage of the opportunity to connect with other Independent Rental Owners and members 30 minutes before the meeting, which begins at 12:00 PM.
